Project Manager

Project Manager: The Project Manager is responsible for the comprehensive management and coordination of high-end construction projects from the bidding phase through completion. This role requires a strong work ethic, extensive construction knowledge, and the ability to lead teams to achieve project goals on time and within budget. The employee will need extensive experience in construction. We are looking for solution oriented people who are passionate about quality. Good communication skills and the ability to work well within a team atmosphere are critical.
Key Responsibilities:
- Oversee and manage all phases of high-end residential construction projects from bidding through completion.
- Perform comprehensive quantity takeoffs, cost estimating, and budgeting.
- Negotiate and administer contracts with clients, subcontractors, and suppliers.
- Interpret and analyze construction plans and specifications.
- Coordinate pre-construction activities and ensure seamless project startup.
- Develop and maintain project schedules; monitor subcontractor performance to ensure daily and weekly production targets are met.
- Manage day-to-day administrative tasks including RFIs, submittals, shop drawings, procurement, and quantity take-offs.
- Draft and edit professional correspondence, reports, and procedural documents.
- Proactively identify potential project challenges, work interferences, and scheduling conflicts; implement effective solutions.
- Forecast manpower needs and evaluate subcontractor performance.
- Manage change orders and oversee concurrent remodel and maintenance projects.
- Track time and material work accurately.
- Lead regular meetings with owners, contractors, architects, and engineers to ensure alignment and effective communication.
- Coordinate with design teams and consultants throughout the project lifecycle.
- Maintain strong client relationships and provide exceptional customer service.
- Prepare financial forecasts and ensure projects remain within budget.
- Remove obstacles that could impede progress in the field.
Qualifications:
- High school diploma or equivalent required; Bachelor’s degree in Construction Management or related field preferred.
- Minimum of 10 years of experience in construction and/or business management.
- In-depth knowledge of various construction trades and crafts.
- Proficiency in Microsoft Office Suite; willingness and ability to learn new software systems.
- Demonstrated leadership and supervisory abilities.
- Excellent verbal and written communication skills.
- Professional, courteous, diplomatic, and highly motivated demeanor.

We are looking for solution oriented people who are passionate about quality. Good communication skills and the ability to work well within a team atmosphere are critical. This is a skilled position requiring a strong work ethic and the ability to fully manage and coordinate high-end construction projects.
RESPONSIBILITIES:
